For strata managers & committees
Refresh the whole building for a fraction of replacement.
Faded window frames and corroding balustrades resprayed on site, floor by floor, while residents stay home.
When committees call us
Common reasons to respray
Capital works fund items
Window and balustrade refurbishment coming up on the 10-year capital works fund plan.
Faded or chalky frames
Aluminium windows and sliding doors that have lost their colour and make the building look dated.
Coastal corrosion
Balustrades and handrails attacked by salt air, especially on harbour and beachfront buildings.
Common-area upgrades
Lobbies, lift doors, entry surrounds, gates and fences refreshed as part of an upgrade.
Building defects
Damaged or mismatched finishes raised as defects on newer buildings.
Before a sale or levy decision
A respray can lift the whole building's presentation without a replacement project.
Why respray instead of replace
Less cost, less disruption
Easier to approve
An itemised scope your committee can table, instead of a special levy for new windows or balustrades.
Residents stay home
Nothing is removed, so apartments stay secure and liveable throughout.
No removal or open walls
No re-glazing, no re-rendering, no making good around new frames.
How we minimise disruption
Planned around residents
Floor-by-floor scheduling
We work through the building in stages so each resident knows when we'll be there.
Resident notices supplied
We provide notices for the strata manager to send out ahead of each stage.
Careful masking
Glass, seals, balconies and common areas are protected throughout.
Quick cure
Frames are touch-dry quickly, and we'll tell residents when doors and windows can be used.
Compliance
What committees get
A clear, itemised scope and quote you can table at a meeting, a written warranty on the work, and our insurance and licence documents for your records.

Questions
Strata: your questions answered
Do residents need to leave?
No. Nothing is removed, so residents can stay home. We'll let them know when we're working on their floor and when frames are ready to use.
How long per floor?
It depends on the number of frames and balustrades per floor and the access. We'll set out a stage-by-stage schedule in the quote.
Do we need a general meeting resolution?
Your strata manager can advise on what approvals your scheme needs. We provide a clear scope to table so the committee can make a decision.
Can you do just the balustrades or just the windows?
Yes. We can quote each item separately so the committee can stage the work.
How long will the new finish last?
That depends on the coating system, the preparation and how exposed the site is. We clean, prepare and test adhesion before we spray, and we explain the care your finish needs when we quote.
