Why local exposure varies across a strata building
Balustrade painting on a Sydney strata property involves more than selecting a new colour. Balcony access, resident communication, existing coating condition and the distinction between decorative work and structural repairs all affect the brief. Sydney is our home base, and enquiries can begin with photographs, an approximate balustrade length and an explanation of the building layout. Whether the discussion concerns one section or a broader programme, a clear description helps establish what should be inspected before a coating scope is proposed.
Sydney apartment buildings can have sheltered internal balconies and weather-facing perimeter balustrades within the same property. Coastal salt, road dust and uneven exposure may affect how those surfaces present at inspection. Upper levels can also raise access questions that do not apply at ground level. The preparation and protection plan should account for these differences rather than treating the building as one uniform surface. Photographs from several elevations are useful, especially where residents report different conditions. The relevant question is how each section is performing, not whether the entire property shares a postcode.
Make committee decisions easier to document
A strata brief benefits from clear boundaries: which balconies are included, whether internal and external faces are covered, and how gates or connected handrails are treated. Colour approval should be recorded before application, with a physical reference where appropriate. Residents may see a finish from close range while the committee considers the overall elevation, so both viewpoints deserve attention. Existing damage, inaccessible sections and items requiring another trade should be identified separately. This gives the owners corporation a more useful basis for comparison than a general request to repaint all visible metalwork without defining its extent.
Keep coating work separate from safety assessment
A fresh finish does not establish that a balustrade is structurally sound or compliant. Loose fixings, movement, damaged connections and significant corrosion require appropriate assessment before cosmetic work proceeds. Tell us about known defects, engineering advice or planned rectification so the coating sequence can respond to those matters. Surrounding waterproofing, glazing and balcony finishes also need consideration when planning protection. Painting should be scoped around a suitable substrate, not used to conceal uncertainty about the assembly. Where repairs are necessary, their completion and compatibility with the proposed finish need discussion.
Preparation & application
How your respray comes together
Define sections and access responsibilities
Compile balcony counts, representative photographs and any available drawings. Identify private areas requiring resident access and common areas controlled by building management. The enquiry should also note whether other maintenance is planned, allowing the coating scope to be considered alongside the wider building programme rather than in isolation.
Review condition and approve the finish
Inspect the existing coating, contamination and exposed substrate before confirming preparation requirements. Discuss colour, sheen and the treatment of adjoining components. Protection needs should cover nearby glazing, floors and resident belongings, with responsibilities and access arrangements recorded before work areas are made available.
Sequence work around an occupied property
Plan the order of sections with the strata representative, considering access restrictions and product requirements. Residents need suitable instructions about keeping work areas clear and avoiding contact with newly coated surfaces. A completion review should refer back to the agreed scope, including any exclusions or sections awaiting separate repairs.
Project evidence
Two bronze balustrade references
The supplied examples include a multi-storey balustrade finished in Metallic Medium Bronze and a double-storey balustrade finished in Medium Bronze. These are distinct colour references, not interchangeable specifications. Neither photograph establishes the access method or preparation needed for another building. They can support an initial colour conversation while the proposed finish is assessed against your own balustrades and surroundings.

Questions
Balustrade painting: your questions answered
Should the committee approve a sample before painting?
A documented colour reference can help avoid different interpretations among owners, managers and contractors. Ask how the proposed finish should be reviewed on the actual property. Existing texture, lighting and surrounding materials may influence its appearance, so a photograph alone may not settle the decision.
Can a coating inspection confirm balustrade compliance?
No. Coating assessment is not a substitute for structural or compliance advice. If there is movement, damaged fixing points or concern about the assembly, arrange appropriate assessment. Any required rectification should inform the painting scope and sequence rather than being treated as a cosmetic issue.
Do residents need to clear their balconies?
The required clearance depends on the work area and protection plan. Furniture, plants and stored items may restrict preparation or safe access. Agree practical instructions with the strata manager so residents understand what must be moved and when access to their balcony is required.
Are Metallic Medium Bronze and Medium Bronze the same?
They are supplied as different finish descriptions and should not be assumed to match. Use the exact approved colour reference in the project documentation. If matching existing metalwork is important, assess the proposed finish against that surface rather than relying on similar names.
