What office metalwork can be refinished?

Suitable internal office partitions, window frames and associated fit-out metalwork can be resprayed onsite. The work suits commercial builders and fit-out teams refreshing an existing tenancy or coordinating retained elements with a new interior scheme.

We assess the actual metal and existing coating rather than assuming every partition uses the same finish. Glazed meeting rooms, perimeter frames and metal trims can have different access and protection needs. Operable components, seals and glazing remain separate from the paintable surfaces identified in the agreed scope.

How are office frames prepared for painting?

We clean and prepare the existing finish, mask glass and adjoining materials, then apply a suitable liquid coating. Electrocoat uses Kremlin electrostatic spray equipment to apply charged paint to suitable conductive metal surfaces.

Adhesion and surface condition inform the preparation plan. Existing damage, residue around seals or adhesive from past fit-outs may need extra attention. Carpet, workstations, ceilings and completed joinery also need protection. A clear work zone helps the coating team reach frame edges without putting nearby finished work or office equipment at unnecessary risk.

How long does office frame respraying take?

Duration depends on the number of frames, partition detail, preparation and the available working hours. Drying and return-to-use requirements depend on the product system and conditions within the tenancy.

A clear vacant floor can be programmed differently from an occupied office with fixed workstations. We review how much can be completed within each agreed work window and whether the scope needs staging by room or zone. The sequence should leave time for protection and preparation, not just paint application, before an area is handed back.

Can painting fit around an occupied office?

After-hours work can be discussed to reduce disruption to staff and align with the fit-out programme. The building’s access rules, ventilation arrangements and coating requirements still need to be allowed for before people return.

We coordinate the proposed scope with the builder or facilities contact so access, security and other trades are considered together. Workstations and sensitive equipment may need to be cleared or separately protected. Meeting rooms or circulation routes may be temporarily unavailable, so the staging plan should identify what remains accessible during each part of the work.

How long will refinished office frames last?

Finish life depends on preparation, the existing surface and how the frames are used and cleaned. Sheltered internal partitions face different conditions from perimeter frames exposed to strong sunlight or frequent handling.

Furniture moves, trolley contact and abrasive cleaning can damage a coating even where weather exposure is limited. We discuss suitable care for the proposed system and assess existing defects before painting. Any underlying frame or glazing problem needs its own repair scope. Our written warranty terms are confirmed in your quote rather than assumed from a general product description.

What determines the office respray price?

Price depends on frame quantities, partition complexity, access and the condition of the existing finish. Detailed masking around glass, seals, flooring and finished joinery can take more work than the visible frame area suggests.

After-hours requirements, staged visits and restricted building access also affect the quote. A full colour change may require more coats than a same-colour refresh. Provide a floor plan, photographs and the fit-out programme where available. We use the onsite inspection to check the scope against actual room layouts and confirm what needs protection or clearing.

Should office frames be resprayed or replaced?

Respraying is worth considering when the retained metalwork is sound and the main requirement is a new finish. Replacement may be more appropriate where the fit-out changes the layout or the existing components are damaged or unsuitable.

Painting does not improve acoustic performance, repair glazing or alter the operation of a partition system. Resolve those needs with the relevant trade before settling the coating scope. Where frames are retained, coordinating the colour early can help the designer and builder align new joinery, doors and other visible metalwork with the existing elements.

Preparation & application

How your respray comes together

01

Confirm retained elements

Walk the tenancy with the builder or nominated contact. Mark the frames, partitions and trims to retain, identify separate repairs and agree which surfaces are excluded from the coating scope.

02

Coordinate the fit-out sequence

Agree colour references, access windows and protection responsibilities. Plan the work around glazing, joinery and other trades, including how occupied zones and security-controlled areas will be managed during each stage.

03

Refinish and hand over

Prepare and coat the nominated metalwork once access is ready. Review the finish with the project contact and confirm care guidance and any use restrictions before rooms return to the agreed programme.

Questions

Office window frame respray Sydney: your questions answered

Can you match the new fit-out colour?

We can assess a physical colour reference and discuss a sample. The existing substrate, sheen and office lighting affect appearance, so colour selection should be agreed alongside the other finishes rather than from a screen alone.

Do internal partitions need to be dismantled?

Not always. Suitable metal frames may be coated in place when access and masking are practical. Layout changes, damaged components or inaccessible faces may need separate work by the partition or glazing contractor.

How are glass, seals and office equipment protected?

Glass and seals are masked, with surrounding finishes included in the protection plan. Discuss equipment and workstation clearance before booking so responsibility for moving or protecting sensitive items is clear.

Can you work after the office closes?

After-hours work can be arranged subject to the building’s access rules and the coating programme. We agree when areas can be reoccupied rather than assuming every coating stage can fit between closing and reopening.
